Husum Torv – Housing and Grocery Store

The project consists of two parts: one facing Frederikssundsvej and the other facing Hustoftevej.
The Husum Torv Frederikssundsvej project includes 12 apartments and a new grocery store as an integrated part of the building structure. On the roof of the store, parking will be established with a ramp leading up. The store is 1,200 m², and the apartments above average 90 m².
On the same lot facing Hustoftevej, an angled building will be constructed with an additional 12 smaller apartments of approximately 44 m² – totalling around 800 m² for Husum Torv Hustoftevej.
Goods delivery, waste management, parking, and access ramp to the roof will occur from Hustoftevej. The heating supply is district heating, and ventilation for Frederikssundsvej is centralized for both the store and the apartments. For Hustoftevej, a decentralized solution has been chosen.
The project is designed with a passage between Frederikssundsvej and Hustoftevej across the lot, as well as a communal garden facility and a rooftop terrace on the Frederikssundsvej section.
Husum Torv – Frederikssundsvej
The building will enhance the existing life around Husum Torv and connect the square with the surrounding residential area. The ground floor has a very deep building structure, allowing for parking on the roof behind the residential section. This removes parking from ground level, preventing it from dominating the urban landscape. The clear separation between parking/logistics and open spaces also creates a safer urban environment.
The development is adapted in height to the surrounding buildings and naturally fits into the street layout. Only the small clock tower will subtly stand out towards Husum Torv, giving the square a renewed urban character. The clock serves as a gesture to the traffic hub that Husum Torv still is today and can replace the stuck-on clock faces currently hanging on the lamp posts in front of the lot.
The roof area will be developed as a communal rooftop terrace with seating options in several sheltered pockets, serving as a new recreational open space and gathering point for residents. The clock tower will provide access to the rooftop terrace and will include a small communal kitchen and restroom.
Husum Torv – Hustoftevej
Facing Hustoftevej/Ærtebjergvej, two buildings will be constructed over two floors. Access to the individual apartments will be via three stairwells at street level. All apartments are designed with one room, a toilet, and a kitchen-living area. The ground floor of the building is nearly 80 cm above ground level. Access to the individual apartments will be via three stairwells at street level. To accommodate individuals with mobility impairments, an elevator will be installed in the stairwell from ground level to the first floor. The raised ground floor is incorporated to avoid overlooking issues and ensure a high quality of living for the apartments on this level, inspired by local plan 596 from December 2020 for the adjacent area “Kobbelvænget.”
At the same time, a pleasant urban space for users of the green pocket park is ensured. The development relates to the existing row houses and villa developments along Ærtebjergvej and Hustoftevej in scale and materials, thereby helping to create a harmonious transition from the urban Husum Torv to the quiet residential area.
